Ongoing chimney saga

Under the original redevelopment plan, one kiln (Kiln 1) was demolished to create room for apartments and townhouses to help to offset the costs of the conservation and adaptive reuse of the heritage core. The chimney of Kiln 1 was retained. When the two remaining kilns were redeveloped (as apartments, contrary to the original intent), they were subdivided and sold without the associated chimneys being renovated. The chimney closest to Dawson Street was repaired at the apartment owners’ expense, following a loose brick falling.

The free-standing chimney of the demolished Kiln 1 still belongs to the original site owners. It has been the subject of a make-safe order from Merri-bek Council and various orders from Heritage Victoria since around 2021-2022, and has had scaffolding around the chimney since 2022.

This is a heritage issue. It is also a major cost and hazard for local residents, affecting their insurance premiums, safety and amenity.
